Rosedale, Austin: What's Changing for Burnet Road Businesses

October 1, 2026

Why does the same quarter mile of Burnet Road seem to reinvent itself every few months, while the stretch just past it looks exactly like it did three years ago?

The answer sits in one shopping center. Rosedale Village, the retail complex at 4800 Burnet Road, has churned through four business changes in the span of about a year. Meanwhile a few blocks north, a supermarket that was announced back in 2023 still can't tell anyone when it's opening. Both are technically "change happening on Burnet Road." They are not happening at the same speed, and understanding why explains a lot about what you're actually seeing on your drive to pick up groceries or grab dinner.

What's Actually Turning Over at 4800 Burnet

Rosedale Village is a mid-size retail center anchored on Burnet Road, and in the last year it has been the site of nearly all of the neighborhood's visible business news.

Pressed Juicery closed its storefront there in July 2026. It was the brand's only Austin-area location, and the company said the decision came down to changing habits rather than anything specific to the site, noting shoppers were increasingly buying its products through grocery stores, delivery, and mobile ordering rather than walking into a retail juice bar. In its statement, the company said it was "incredibly grateful to our store leaders and retail team members" for their work at the location.

The empty juice bar didn't stay empty long. Ben & Jerry's confirmed it's moving into that same space, and it will be the brand's first Austin location. A company representative confirmed the site but had not announced an opening date as of the announcement.

A few doors down, Cinque Terre West quietly reopened for dinner service this summer, as Austin Texas Things reported. Its backstory is unusual enough that it's worth the detour. The restaurant's original Pacific Palisades location, run by chefs Gianbattista "Gianba" Vinzoni and his wife Marlo, was lost in the January 2025 Palisades Fire. The couple tried a smaller Venice location afterward, but it never built the walk-in crowd the original had, and they closed it in June 2026. Rather than try a third Los Angeles location, they moved the entire concept to Austin, landing in Building D of the same Rosedale Village complex at 4800 Burnet Road, Suite 450. It's their first full-service restaurant in the city, serving dinner five nights a week, and it's connected to Ciccio Bomba, the Italian bakery the Vinzonis opened downtown with comedian Tom Segura in November 2025, which has since expanded to the Scarborough Building and a South Lamar flagship.

Then there's Gusto Italian Kitchen, the longtime Rosedale trattoria at the same address. Gusto reopened in August 2025 after a driver crashed into the building overnight, and the restaurant's operator said at the time the team was ready to get back to "providing genuine hospitality." But current restaurant listings show the location as closed, while a neighbor post from the same week describes the restaurant as reopening on Burnet Road. Those two accounts don't agree, and I'm not going to pretend one of them is definitely right. What's clear is that even a restaurant that's been in the neighborhood since 2012 isn't sitting still right now.

Here's what that looks like laid out together:

Business Status as of September 2026 What changed
Pressed Juicery Closed Shut its only Austin-area storefront in July 2026, citing a shift toward grocery, delivery, and mobile orders
Ben & Jerry's Confirmed, opening date not yet set Taking over the former Pressed Juicery space as its first Austin location
Cinque Terre West Open Relocated its entire concept from Los Angeles after the Palisades Fire and the closure of its Venice location
Gusto Italian Kitchen Status unclear Reopened after an August 2025 crash, but recent accounts disagree on whether it's currently open

Four business events, one address, inside about a year.

Three Blocks North, a Different Clock Entirely

Rosedale Village is on a fast schedule, and the H Mart site a few blocks up the same road is on a much longer one.

H Mart leased the space at 5222 Burnet Road back in August 2023, with plans for a $4 million, 23,125-square-foot store. The original construction target was the end of 2024. That came and went. The revised target became May 31, 2026. That date also passed, and as of early June 2026, the company was staying quiet on what would happen next. By September 9, 2026, construction crews were visibly active on site and progress was evident from the street, but H Mart still hadn't confirmed an opening date, even a rough one.

That's three years between the original lease announcement and a still-unconfirmed opening. In the same window, a juice bar closed, an ice cream chain signed a lease, and a full restaurant concept relocated from another state and started serving dinner.

Why One Moves in Months and the Other Takes Years

The difference isn't mysterious once you look at what each business actually had to do.

A juice bar closing and an ice cream shop moving in means swapping out equipment and signage inside a space that already has plumbing, electrical, and a certificate of occupancy built for retail food service. A restaurant relocating its concept into an existing restaurant shell is a similar story. These are lease-and-fixture changes, and they can happen in a matter of months.

A 23,000 square foot grocery build-out is a different animal. It typically involves structural changes, health department review for a full commercial kitchen and food hall, fire suppression systems sized for a much larger footprint, and inspections that have to be scheduled and re-scheduled if anything doesn't pass the first time. None of that is unique to this H Mart location. It's just what happens whenever a big anchor tenant moves into a space that wasn't already built for that scale of use, and it's why a single shopping center can turn over its small storefronts several times while the big box next to it is still waiting on paperwork.

What Else Is Moving on the Same Stretch

The churn on Burnet Road isn't limited to restaurants and retail. FVF Law relocated into a new Rosedale office in mid-July 2026 and marked the move with an open house on September 22, timed to coincide with the HAAM Day Music Festival and featuring a live performance by musician Jo James. It's a small item next to a supermarket saga three years in the making, but it's one more sign that the commercial mix along this corridor is shifting on the office side too, not just among restaurants and shops.

The Road Itself Is Also Under Construction

None of this is happening on a quiet street, either. The City of Austin broke ground in March 2026 on a $64 million corridor project covering safety and mobility improvements along Burnet Road, funded through the city's 2016 Mobility Bond. The work is broken into segments, and the one that touches Rosedale's stretch, covering intersections at White Horse Trail, Justin Lane, Pegram Avenue, and Anderson Lane, is budgeted at $12 million and is scheduled to run from February 2026 through July 2027. Other segments further north carry higher price tags and later completion dates, stretching into late 2028.

So if you've noticed cones, signal work, or a slower crawl through the Anderson Lane intersection this fall, that's part of a project timeline that overlaps almost exactly with everything happening at Rosedale Village. New signage goes up over here while barricades go up over there, and both are on their own separate schedule that has nothing to do with the other.

If you want a running account of what's actually opening, closing, or still stuck in permitting along Rosedale's stretch of Burnet Road, reach out to Christine Hsu. I keep a closer eye on this corridor than most people have time for, and I'm always glad to compare notes with a neighbor.
